What we collect, why we collect it, who else sees it, and how to tell us to stop.
Requesting an offer does not create a brokerage relationship or obligate you to sell. Any offer is subject to property evaluation, title review and a written agreement.
This policy explains how Bell County Cash Offers, operated by EJAX Properties LLC, trading as Bell County Cash Offers (“we”, “us”, “our”), collects, uses, shares and protects information you provide through this website.
By using this website or submitting information through it, you confirm you have read and understood this policy. If you do not agree with it, please do not submit information here.
The short version

- We may share your enquiry with the investors and investment companies we work with, so a property we cannot buy ourselves still gets looked at.
- Phone and text consent is optional and is never pre-ticked.

- You can ask us to stop at any time.
What we collect
Information you give us. When you submit the property form: the property address, your name, email address, telephone number and preferred contact method. If you choose to provide them: property condition, repairs needed, occupancy, your timeline, mortgage or lien information, your situation, and the outcome you are looking for.
Information collected automatically. The date and time of submission, the page you submitted from, the referring page, any campaign parameters in the web address, your IP address and your browser’s user agent string.
Your consent choices. The exact wording you were shown and which boxes you ticked, stored with a timestamp. That record is kept for your protection as much as ours.
Communications. If you call, text or email us, we may keep a record of that communication.
What we deliberately do not collect. We do not ask for and do not want Social Security numbers, bank account numbers, payment card numbers, or similar sensitive identifiers. The form actively rejects entries that look like them. Please do not send them by any route.
Cookies and tracking
This website does not currently run analytics, advertising or session-recording scripts. If that changes, this section will be updated to name each tool, say what it collects and explain how to opt out.

Who we share it with
The investors and investment companies we work with. We do not buy every property we look at. When a property does not fit what we do, we may share your enquiry — including the property details and your contact information — with other investors or investment companies so it still gets evaluated.
Those companies are separate businesses. Once your information is with them, their own privacy practices apply, and we encourage you to ask them for their policy. If you would prefer that we do not share your enquiry this way, tell us and we will not.
Service providers. Companies that help us operate: our website host, our customer relationship management system, our email provider, and similar vendors, under contract and only for those purposes.
Transaction professionals. If you proceed with a sale, the title company, lender or other parties necessary to close it.
Legal. Where required by law, subpoena or court order, or to establish or defend legal rights, prevent fraud, or protect the safety and security of our business and website.
Business transfer. If the business is sold or merged, information may transfer with it.
What we get out of sharing your enquiry
We are not paid for passing your enquiry on. No fee, commission, referral payment or other consideration is received from the investors and investment companies we share enquiries with.
There is one indirect interest you should know about, and we would rather tell you than have you find it out later. If an investor buys a property, renovates it and resells it, JD Walters Real Estate may be engaged to list that resale. That is a separate agreement made with the investor at the time, and it does not change the offer you are given or what we tell you about your options.
It does mean we are not entirely disinterested when we pass a property along. Weigh what we say with that in mind, and get a second opinion if you want one.
Telephone calls and text messages
The consent box for calls and text messages is optional and is never pre-ticked. Consent is not a condition of receiving any service — you will get the same evaluation without it.
That consent covers contact from Bell County Cash Offers and from the investors and investment companies we work with, because consent given to one business does not authorise calls from another.
If you consent, message and data rates may apply and message frequency varies. Reply STOP to opt out or HELP for help. You can also withdraw consent by telling us directly.

How long we keep it
We keep enquiry records and the associated consent log for as long as necessary for our business purposes and to meet record-keeping obligations.
In practice that means we keep an enquiry and its consent record while the matter is live, and for a period afterwards so we can show what was agreed if it is ever questioned. When a record is no longer needed for either purpose, we remove it. You can ask us to delete your information at any time, subject to anything we are required to keep.
Security
Information you submit is stored on our web host’s systems and transmitted over an encrypted connection. We take reasonable steps to protect it. No system is perfectly secure and we cannot guarantee absolute security.
Children
This website is not directed at children and we do not knowingly collect information from anyone under 18.
Other websites
We link to other websites, including government and industry sources. We do not control them and this policy does not cover them.
Changes
We may update this policy. The date at the top shows when it was last reviewed. Material changes will be reflected here.
