What this business is
Bell County Cash Offers is a home-buying business. It is not a real estate brokerage, and this is not a REALTOR® website. We look at residential property in and around Bell County, Texas and present possible cash-purchase options to owners considering selling.
Who is buying, and in what capacity
When we consider buying a property, the buyer is acting as a principal for its own benefit and is not representing the seller unless the parties enter a separate written representation agreement. The buyer benefits from a lower purchase price. Weigh any offer with that in mind.
Jessie Walters, who owns and operates this business, is also a licensed Texas real estate broker — Texas Real Estate Commission individual broker licence #509401, active, expiring 02/29/2028 — and the owner of JD Walters Real Estate LLC, brokerage licence #9015088, active, expiring 08/31/2028.
Texas rules (22 TAC §535.144 and Occupations Code §1101.652(a-1)(1)) require a licence holder buying or selling for their own account to disclose in writing, before an agreement is signed, that they hold a real estate licence. This is that disclosure, and it is repeated on the form and in the footer of every page.

Brokerage is separate, and optional
Brokerage services — listing a property on the open market, or buyer representation — are provided by JD Walters Real Estate LLC, a separate company, under a separate written brokerage agreement, and only if you ask for them.

Who else sees your information
We do not buy every property we look at. When one is not right for us, we may share your enquiry with the investors and investment companies we work with, so it still gets evaluated. Those are separate businesses with their own privacy practices.

We are not paid for passing your enquiry on. No fee, commission, referral payment or other consideration is received from the investors and investment companies we share enquiries with.
There is one indirect interest you should know about, and we would rather tell you than have you find it out later. If an investor buys a property, renovates it and resells it, JD Walters Real Estate may be engaged to list that resale. That is a separate agreement made with the investor at the time, and it does not change the offer you are given or what we tell you about your options.
It does mean we are not entirely disinterested when we pass a property along. Weigh what we say with that in mind, and get a second opinion if you want one.
Telephone and text consent is optional, is never pre-selected, and covers contact from us and from those investors. Consent is not a condition of receiving any service.

Cash offers and market value
