Editorial Policy
Who writes it, where the facts come from, how often it is checked, and what to do when we get something wrong.

What this content is for
The educational pages on this site exist to help Texas homeowners make a decision about their property — including the decision not to sell, and the decision to sell to someone other than us.
It is general education. It is not legal, tax, financial, appraisal or foreclosure advice, and reading it does not create a brokerage relationship.
Who writes it
Content is written and reviewed by Jessie Walters, who has worked in Central Texas property since 2003 and owns Bell County Cash Offers. He separately holds Texas real estate broker licence #509401. Every informational page carries his name, the publication date and the date it was last reviewed.
How we source facts
- Statutes and rules are cited to the official Texas statutes or to the Texas Real Estate Commission, with the section number given so you can check them.
- Market data is cited to its originating source with the exact reporting period, and we say whether a figure is a listing figure or a sale figure — they are routinely confused, including by other real estate websites.
- Population and housing data comes from the US Census Bureau, with the vintage and reference date stated.
- Local tax and appraisal data comes from the Tax Appraisal District of Bell County.
Every page that cites facts carries a Sources and last updated block listing what we used and when we accessed it.
What we will not publish
- Invented local statistics. If we cannot verify a number for a specific town, we leave it out and say so rather than estimating.
- Fabricated reviews, testimonials or transactions. Our reviews page is deliberately empty until real, permitted reviews exist.
- Fake urgency. No countdown timers, no expiring offers, no manufactured scarcity.
- Guarantees about rankings, traffic, offers, timelines or outcomes.
- Images that misrepresent. No stock or AI-generated house is ever presented as a property we bought, listed, sold or evaluated. Stock placeholders are labelled as such until real local photographs replace them.
- Thin pages written to fill a sitemap. If we cannot write something genuinely useful on a topic, the page stays unpublished.
Review cycle
Pages citing statutes, tax rates, TREC forms or market data are reviewed at least annually, and sooner when something changes. TREC form versions are re-verified before any significant site update — the forms are revised on a rolling basis and the rules name specific version numbers.
Corrections
If you find an error, tell us. We will check it against the primary source and correct it, and the “last reviewed” date on the page will change to reflect that.
We would genuinely rather be corrected than be wrong in public.
AI and this website
Some drafting and research assistance for this site was performed with AI tools, with a licensed broker reviewing the substance. Every statute citation, market figure and local fact here was checked against a primary source, and anything that could not be verified was removed rather than published.
