Jessie Walters owns and runs Bell County Cash Offers, a local home-buying business. He has worked in Central Texas property since 2003.

Separately from this business, he is a licensed Texas real estate broker (licence 509401, active, expires 02/29/2028) and the owner of JD Walters Real Estate LLC (licence 9015088). That is a different company offering a different service, and it is explained on the brokerage disclosure page.

Background

Jessie has spent over two decades around Central Texas property — buying it, renovating it, building it, and selling it. That is the reason this business works the way it does. Someone who has actually replaced a foundation in Temple clay, or dealt with an estate where the will was never probated, prices a house differently from an algorithm.

The home-buying side of the work grew out of a simple pattern: people kept coming to him with houses that were not going to do well on the open market. Properties that needed more work than the owner could face, estates nobody wanted to administer, rentals that had gone wrong. Buying those directly was often the better answer for everyone.

When we are buying your house

He is acting as a principal — a buyer, spending his own money, with his own financial interest in the price. A lower purchase price benefits the buyer.

He is not your agent. He does not owe you an agent’s duties. Texas rules require a licence holder buying for their own account to disclose in writing that they hold a real estate licence, and he does.

When you want brokerage instead

That is a separate service, through a separate company, under a separate written brokerage agreement — and only if you ask for it.

Who else may see your property

We do not buy every house we look at. Some do not fit what we do, some are outside what we can take on at the time. When that happens we may pass the details to the investors and investment companies we work with, so the property still gets looked at rather than simply being declined.
